Our client, a highly regarded residential developer in East Molesey, is looking for a Commercial Manager.

Reporting to the Group COO, the Commercial Manager will be responsible for managing a team of surveyors, buyers, estimators and administrators, while working closely with the COO and CFO to enhance commercial reporting to the business.

RESPONSIBILITIES

  • Support the surveyors with the set-up of new projects ensuring budgets are successfully set-up on COINS
  • Liaise with the land / technical teams and COO to provide support with any pre-contract commercial requirements until contract secured and appointment of surveyor.
  • Review / sign-off tender comparisons to ensure and achieve the best value / delivery outcome.
  • Oversee the preparation of a tender tracker to capture key data points for all tenders issued.
  • Oversee the maintenance of the sub-contractor/supplier database and project level supplier matrices to ensure the business maintains a broad range of reliable suppliers for its differing products.
  • Arrange a rolling meeting schedule for face-to-face meetings with key/new suppliers to manage expectations for progress on existing projects, up and coming new projects, alignment of payment terms etc.
  • Support the team to ensure timely management of certificate approvals and processing of supplier and sub-contractor invoices.
  • Occasionally meeting clients and attending PRMs for key sites, as deemed necessary.
  • Liaise with the Estimating team on a regular basis to refine the output for estimates and ensure that project estimates / budgets are effectively set-up for the production phase.
  • Prepare and manage the production of a project-by-project cost review report, reporting into the COO and the CFO, and based on one-to-one project and cost review meetings.
  • Work closely with the CFO and finance team to ensure best practice is adopted in use

of the COINS ERP system.

PERSON SPECIFICATION

  • Surveying degree or equivalent
  • Residential housebuilding experience
  • IT literate, particularly with Microsoft Excel and ideally experience of using COINS ERP
  • Acute commercial and strategic awareness of the drivers of business performance
  • Strong relationship building skills recognising the need to liaise regularly with others
  • Able to support the team to resolve disputes, problems and cost issues
